What inspectors look for

  • General cleanliness, especially the kitchen and bathroom
  • Damp, mould, leaks and pests
  • Damage, and whether the property is being looked after
  • Working smoke and carbon monoxide alarms

Prepare

  • Tidy and clean the main areas, and clear the surfaces
  • Clean the bathroom, the oven and the hob
  • Make a note of any repairs you want to raise, with photos

Your rights

In England, a landlord generally needs to give reasonable written notice, usually at least 24 hours, before visiting, unless it is an emergency. Check your agreement and gov.uk.

Common questions

Can my landlord inspect without telling me?

Generally not. They should give reasonable notice, and you should be able to agree a time that suits you.
